1. Is there a demand for properties like mine??
Answer The increasing popularity of the Costa Calida region as a holiday destination and growth in low cost air fares combined with the flexibility offered by self-catering accommodation mean that there is a strong demand for well-cared-for properties of all sizes. At Resort Group we work with a number of the leading tour operators specialising in the Calida coast. Self-catering villa
holidays are featured prominently in their brochures and promotional campaigns, helping attract discerning holidaymakers to your property. Also our owners properties are featured on our website www.calidaresorts.com which is further supported by regular media insertions in the UK and throughout Europe.  However, one of the biggest sources of new and repeat bookings is recommendation, both of Resort Group as a company and of individual properties by satisfied guests. One of the reasons for this is our rental guests know that we offer only the best cared-for and equipped properties for letting. This means that properties in all categories must be maintained, furnished and equipped to high standards. Our large client database is a further asset in helping encourage previous visitors to return. In the section on "Practicalities" you will find suggestions on how to help maximise the attractiveness of your property. |
2. How much can I expect to earn through letting??
Answer A thorough understanding of the rental market, gained through many years of experience, enables us to anticipate levels of demand and to adapt pricing and promotion accordingly, in order to maximise your total rental income for the year. Weekly rental income rates are set each year and vary, according to the type of property and the resort. Demand for properties varies seasonally, so your income will depend to a certain extent on how many weeks the property is available for letting and at what time of year. Our staff will be happy to discuss this with you personally and give you a better idea of how much you might expect to earn during the course of a year.  Furthermore, whenever we take a booking for your property we will let you know by e-mail or fax so you can estimate your monthly income in advance. |
3. What will it cost me??
Answer Little more than it would cost you to have your property remain empty. Not only should your rental income rapidly outweigh these nominal costs, but also your property will benefit from being lived in.  Our property letting service is completely free of charge to owners who have a Property Management agreement with our on-site partners, Resort Management.  In addition, when your property is let to Resort Group guests, we cover the cost of cleaning your property and checking the inventory before guests arrive and after they depart, as well as the laundering of household linen used by those guests.  Please note that this only applies to third party lettings arranged by Resort Group. When the property is used by yourself or by your own private guests our standard maid service and laundry charges will apply.  As an owner you are expected to continue to meet the standing costs of your property (i.e. those charges you would pay as a matter of course, even if your property was unoccupied). These include community charges, golf club fees, local rates and taxes, satellite TV services, building and contents insurance and standing charges for water, electricity and telephone.  Your only other regular out-goings would be:  - Obligatory third party liability insurance[half]
- Metered water and electricity consumption and replacement gas bottles
 In addition, you would be expected to meet the cost of any repairs or replacements and the cleaning of curtains, carpets, soft furnishings or other items, if required. |
4. When and how will I be paid??
Answer The rental income from your property will be credited to your Resort Management account at the end of the month after the letting has taken place. Payment can then be made into a Spanish bank account or by other means according to your instructions. |
5. Can I still use my holiday home whenever I want??
Answer Yes, of course. We never forget that it is your home and that your interests always come first. If there are any periods during which you do not wish us to let your property we ask you to let us know in advance on your letting agreement. For our part, we will inform you by e-mail, telephone or fax when we take any bookings for your property, so you can plan the dates of your stay. We also provide you with an Owners Booking Form that you can use to book your time here in advance. |
6. Can I still let my family and friends use my home??
Answer Yes, of course. You can also use the Owners Booking Form to make reservations for your family and friends. |
7. How do I know my property will be well looked after??
Answer Before we start letting your home we will visit the property to assess its current condition and carry out a full inventory. This inventory will be checked before and after each stay. If you change or add any items we ask you to let us know so that we can update the inventory accordingly. Of course, accidents do sometimes happen and for that reason we ask guests to provide a damage guarantee, in the form of a blank signed credit card authorisation, to cover the cost of any loss or damage during their stay. However, this cannot take the place of adequate buildings and contents insurance. |
8. What do I need to know??
Answer Our easy-to-follow checklist will help you plan which furniture and accessories to leave in your property for the comfort and convenience of your guests. A well furnished and equipped home is one of the best ways to help maximise your rental income by encouraging return visits and recommendations. Provided you already have a management agreement for your property with Resort Management, the only other condition is where appropriate owners must be a member of the Resort Sports Scheme, which entitles guests to discounted Resident's rates on sports facilities. |
9. What about guest linen and laundry??
Answer We ask you to provide three sets of bed linen for each bed and three sets of towels per occupant, as well as kitchen linen and bathmats. We highly recommend you consider joining Resort Managements pool linen service, which will provide all linen required for your guests. How does it work? You purchase the appropriate number of linen sets from Resort Management and they do all the rest (laundry, changeovers etc). Pool linen is of high quality and is regularly checked to ensure, that it is in good condition.  When you come to stay, you can choose to use the pool linen or store your own linen in a locked cupboard for your personal use. |
10. What should I do with my own personal items??
Answer We recommend that all personal items, valuables or objects of sentimental value are, stored in a locked cupboard. We normally suggest one cupboard in the kitchen and another in one of the bedrooms. Resort Managements maintenance team will be happy to supply and fit locks to suitable cupboards on request. |  |
